Ever since it was legally required to bond the tenant’s deposit to an approved scheme, more and more landlords are requesting an inventory to be carried out on their property. This, then, becomes a binding legal document and serves as an accurate record of the condition of the property. If the property is furnished, details of the contents will be added accordingly.

Inventory

One of our experienced clerks will visit your property to carry out an in-depth inspection detailing the condition and cleanliness of each room. The clerk will also note if all lights are tested and if all windows, fixtures and fittings are functioning properly. If your property has a garden, our clerk will give an assessment of its condition. The reports, inclusive of digital photos, will be ready within 24 hours after the inspection is completed.

Check-In

Oftentimes, clients will request an inventory clerk to carry out a check-in inspection. In such cases, we will meet the tenant at the property. Afterward, we will accurately register the meter readings. Digital photos will also be added to the inventory. In addition, all keys belonging to the property are registered and photos will again be attached to the inventory.

Check-Out

When the tenancy comes to the end, one of our clerks will meet the tenant at the property. From there, the clerk will assess the inventory, which was created at the start of the tenancy. There will be a comparison of the original and current conditions of the property so that damages can be ascertained. Our clerk will also consider any wear and tear while noting all the contents that are still present and their condition.

Next, we will determine who is at fault for any identified damages. Our check-out reports will have the inventory on the left-hand side and the check-out details on the right-hand side. All existing and new photos will be added as well.

Interim Report

During the tenancy, it is useful to carry out a midterm inspection, which is usually carried out six weeks after moving in and every four to six months thereafter. Our clerk will note if there is any breach of the tenancy contract including overcrowding, smoking or bringing of pets. All rooms are inspected with photos attached to our reports. This can give a detailed description of the condition of the property.
